Summary
Bariloche is one of the most expensive places in Argentina: apartments list at a median of about USD 3,070 per square meter in October 2026, and a 2-bedroom apartment lists at about USD 215,000.
More than half of all listings (56%) ask less than USD 200,000, while about 6% ask more than USD 1 million, mostly lake-view homes in Llao Llao, Arelauquen and along Bustillo.
Real sales close below the listing price: a Bariloche portal measured a median discount of about 3.5% on tracked sales, and older homes that sit online for months can go 5% to 10% lower.
Houses are cheaper per square meter than apartments: about USD 2,000 per built square meter, against about USD 3,070 for apartments.
Asking prices are up about 17.8% in dollars over 12 months on one Bariloche index, which is fast compared with Buenos Aires, where closing prices fell 0.4% over the same period.
Lots make up about 31% of all sale listings (1,695 of about 5,500), roughly as many as apartments, and a typical 3-bedroom house lists at about USD 305,000.
A new or nearly new home usually costs roughly 15% to 25% more than a similar older one, though no Bariloche-wide figure is published.
By neighborhood, apartment medians run from about USD 1,870 per square meter in Las Victorias to about USD 3,940 in Melipal and USD 4,060 in Carihue.
On top of the price, budget about 6% to 9% for agent, notary, registry and stamp tax (1% to 1.5% in Río Negro), and 12% to 25% more if the home needs standard renovation.
USD 100,000 buys a studio of about 30 square meters near the center, USD 200,000 a 2-bedroom apartment of about 65 square meters, and USD 300,000 a 3-bedroom house.
The Supreme Court decision of 9 October 2026 sent the rural-land case back to the federal court in Bariloche, so foreign-ownership limits on rural land apply again for now: check the parcel before buying a chacra or a lot outside the city.
Our take: Bariloche is priced like a premium resort in dollars, so compare every listing with its neighborhood median per square meter and negotiate on anything that has been online for months.
What do homes in Bariloche list for, from entry level to luxury?
Bariloche prices are pulled up by a thin layer of expensive homes: lake-view houses, Arelauquen homes, Villa Catedral units and villas near Llao Llao. So the median tells you more than the average.
In October 2026, the median apartment in Bariloche lists at about USD 155,000 for 1 bedroom (EUR 138,000) and USD 215,000 for 2 bedrooms (EUR 191,000). The median 3-bedroom house lists at about USD 305,000 (EUR 272,000).
Across all listings on TuLugar (lots included), 25% ask under USD 100,000, 32% between USD 100,000 and USD 200,000, 30% between USD 200,000 and USD 500,000, about 8% between USD 500,000 and USD 1 million, and about 6% above USD 1 million.
The entry level is roughly USD 65,000 to USD 120,000. That usually buys an older studio or small 1-bedroom apartment of 30 to 42 square meters in Ñireco, Alto Bariloche, Jardín Botánico or a less central part of Centro. The median studio lists at about USD 112,000.
A typical luxury property costs about USD 700,000 to USD 2 million: a lake-view house, a gated home in Arelauquen, a ski property in Villa Catedral or a villa near Llao Llao. There are about 312 listings above USD 1 million.
Are Bariloche property listing prices close to the actual sale price in 2026?
Fairly close for well-priced homes. Mudafy, which tracks Bariloche apartment sales, measured a median negotiated discount of about 3.5% on sales closed over the past two years. On overpriced or older homes, a 5% to 10% discount is still realistic.
For comparison, in Buenos Aires the closing-price index (USD 2,097 per square meter in September 2026) sits about 16% below the Zonaprop asking index (USD 2,484). The two series use different samples, but they show that asking prices and real deeds can drift apart.
The gap is widest for older homes that need work, listings online for months, and rare premium homes where sellers can wait for the right buyer. Sellers with lake views or tourist-rental potential near Centro, Bustillo, Arelauquen or Villa Catedral tend to start high.
What is the price per sq m or per sq ft for properties in Bariloche in 2026?
In October 2026, apartments in Bariloche list at a median of about USD 3,067 per square meter (EUR 2,730), or about USD 285 per square foot (TuLugar). Other portals give USD 3,051 (Roomix) and USD 3,300 (PubliqueInmuebles, 254 listings), so a fair working range is USD 3,000 to USD 3,300.
Houses are cheaper per square meter: about USD 2,000 per built square meter, or USD 186 per square foot, because you pay for land, a larger surface and more upkeep. Residential lots of 500 to 2,000 square meters list at a median of about USD 92,000, or about USD 103 per square meter of land.
Small units cost the most per square meter: studios list at about USD 3,714 per square meter, 2-bedroom apartments at about USD 2,833 and 3-bedroom apartments at about USD 2,607.
The highest prices per square meter are in Melipal (USD 3,936 median for apartments), Villa Catedral (USD 3,880), Carihue (USD 4,060) and lake-view parts of Playa Bonita, Llao Llao and the Bustillo corridor, where top units go above USD 5,000. The lowest are in Las Victorias (USD 1,867), Dina Huapi (USD 2,133), Alto Bariloche and Ñireco.
How have property prices evolved in Bariloche?
Up, in dollars. The Roomix Index shows the median asking price in Bariloche up about 17.8% over 12 months in October 2026. On TuLugar, the apartment median rose from USD 2,983 to USD 3,039 per square meter between August and September 2026, about 1.9% in a single month.
Part of this is the strong peso. Inflation reached 33.4% over the 12 months to September 2026, while the dollar rose only about 4.9% since January. Local costs and wages went up in dollar terms, and sellers followed. Bariloche also kept its pull with tourists and Argentines moving out of big cities, and good land near the lake is limited.
Be careful with that 17.8%: it measures asking prices, not deeds. In Buenos Aires, the closing-price index fell 0.4% over the same 12 months. Bariloche sellers may simply be asking more than buyers end up paying.
How do prices vary by housing type in Bariloche in 2026?
Of the 5,498 sale listings on TuLugar in October 2026, about 1,695 are lots, or 31%. Apartments are a slightly larger group and houses about a fifth, with a few commercial units and listings without a type. The share of lots is unusual: many buyers in Bariloche buy land and build.
Apartments list at a median of about USD 170,000 (September 2026). Houses list at about USD 300,000, with 2-bedroom houses around USD 180,000, 3-bedroom houses around USD 305,000 and 4-bedroom houses around USD 370,000. Residential lots list at about USD 92,000, and larger quintas or chacras of 2,000 to 10,000 square meters at about USD 277,000.
Gated-community homes and lake-view villas sit far above these medians: apartments in the Arelauquen Country Club list at a median of about USD 420,000, and lake-view estates often go above USD 1 million.
How do property prices compare between existing and new homes in Bariloche in 2026?
A new or nearly new home in Bariloche usually costs roughly 15% to 25% more than a similar older one. No portal publishes this figure for Bariloche, so treat it as a rough range from comparing listings.
For reference, in Buenos Aires new units list about 21% (studios) to 55% (3-room apartments) above used ones (IDECBA, Q2 2026). The premium in Bariloche is strongest for small apartments and weaker for large houses, where land and view matter more than the age of the building.
Buyers pay it for modern heating (a big deal with Bariloche winters), better insulation, lower maintenance and fewer renovation surprises.
How do property prices vary by neighborhood in Bariloche in 2026?
Melipal is one of the priciest established neighborhoods for apartments: a median of about USD 3,936 per square meter and USD 210,000 per apartment. It is close to the lake, Centro and the Bustillo corridor, and homes there run from about USD 120,000 to USD 600,000.
Arelauquen is the premium gated option: apartments list at a median of about USD 420,000 (USD 3,571 per square meter), and houses run up to about USD 1.5 million. You pay for security, golf, mountain views and a lifestyle that is hard to copy.
Centro and Belgrano are the practical choice: medians of about USD 147,000 and USD 168,000 per apartment, and about USD 3,065 and USD 3,119 per square meter. They are walkable, easy to rent and hold the largest share of the city's listings (about 1,700 in Centro alone). Las Victorias, east of the center, is the cheapest well-listed area at about USD 1,867 per square meter.

How much more do you pay for properties in Bariloche when you include renovation work, taxes, and fees?
Budget about 6% to 9% on top of the price for closing costs, and 12% to 25% more if the home needs standard renovation (25% to 40% for heavy work).
On a USD 200,000 home, closing costs come to about USD 12,000 to USD 18,000. With standard renovation, the all-in cost can reach about USD 240,000 to USD 270,000.
On a USD 500,000 home, closing costs come to about USD 30,000 to USD 45,000. With furniture, upgrades and renovation, the final budget can move toward USD 600,000 to USD 700,000.
On a USD 1 million home, closing costs come to about USD 60,000 to USD 90,000. An older or large house that needs tourist-rental upgrades can end up at USD 1.25 million to USD 1.45 million all-in.
Here is what goes into those extra costs:
| Extra cost | Type | Estimated cost range |
|---|---|---|
| Real estate agent commission | Fees | Usually 3% to 4% of the price for the buyer, plus 21% VAT. On a USD 100,000 home, about USD 3,600 to USD 4,800 with VAT. Negotiable. |
| Notary (escribano) | Fees | Usually 1% to 2% of the price, plus VAT. On a USD 100,000 home, about USD 1,200 to USD 2,400 with VAT. Covers the deed, title checks and closing. |
| Stamp tax (Río Negro) | Taxes | 1% if the fiscal valuation is up to ARS 55 million (about USD 35,500), 1.5% above that. Usually split with the seller, so about USD 500 to USD 750 for the buyer on a USD 100,000 home. The old 1.5% ITI transfer tax was abolished in July 2024. |
| Registry and certificates | Fees | About 0.2% to 0.4% of the price. On a USD 100,000 home, about USD 200 to USD 400. |
| Light renovation | Renovation | Usually 5% to 12% of the price. On a USD 100,000 home, about USD 5,000 to USD 12,000: painting, small repairs, basic upgrades. |
| Standard renovation | Renovation | Usually 12% to 25% of the price. On a USD 100,000 home, about USD 12,000 to USD 25,000. Common for older apartments or houses that need better finishes. |
| Heavy renovation | Renovation | Usually 25% to 40% or more of the price. On a USD 100,000 home, about USD 25,000 to USD 40,000 or more. Older houses can go above this if heating, roofing or structure needs work. |
| Furniture for rental use | Setup | Usually 3% to 8% of the price. On a USD 100,000 home, about USD 3,000 to USD 8,000. Tourist rentals need better furniture, photos and equipment. |
What properties can you buy in Bariloche in 2026 with different budgets?
With USD 100,000, the market is mostly older and compact. At the city median of about USD 3,067 per square meter, that is about 33 square meters: a studio in Centro or Ñireco, a 36 to 42 square meter 1-bedroom apartment in Ñireco or Jardín Botánico, or a slightly larger unit in Las Victorias or Alto Bariloche that may need work. A residential lot (median USD 92,000) also fits.
With USD 200,000, you can find a 2-bedroom apartment of about 60 to 70 square meters in Centro or Belgrano (the 2-bedroom median is USD 215,000), a PH or duplex in Jardín Botánico, Pioneros or Ñireco, or a small 2-bedroom house (median about USD 180,000) away from the lake.
With USD 300,000, you can find a 3-bedroom house (median about USD 305,000) in Melipal, Lago Gutiérrez or Pioneros, a good 80 to 100 square meter apartment in Centro, Belgrano or Melipal, or a cabin on the west side depending on land and view.
With USD 500,000, you can find a 140 to 200 square meter family house in Melipal or Lago Gutiérrez, a large apartment or duplex in Villa Catedral, or a smaller house in a gated setting such as Arelauquen, but usually not trophy lakefront.
With USD 1,000,000, you can find a 220 to 300 square meter house in Arelauquen, a lake-view house around Playa Bonita, Melipal or the Bustillo corridor, or a high-end ski property in Villa Catedral.
With USD 2,000,000, the market is narrow: a large estate in Arelauquen or Llao Llao, a trophy lake-view villa along Bustillo, or a large family compound near the lake or the mountain.
Are Bariloche asking prices running ahead of real sales?
Probably a bit. Asking prices rose about 17.8% in dollars over 12 months on the Roomix Index, while in Buenos Aires, where closing data exists, real sale prices were flat (−0.4%). Portals also disagree on Bariloche: from about USD 2,354 per square meter on a small Mudafy sample (27 listings) to USD 3,300 on PubliqueInmuebles.
What to do: compare each listing with its neighborhood median (USD 3,065 in Centro, USD 3,936 in Melipal, USD 1,867 in Las Victorias). If a home asks more than 15% above that median without a lake view or new finishes, it is overpriced. Aim for 3% to 5% off well-priced homes and 5% to 10% off homes listed for months.
Ask for the fiscal valuation early: it decides whether stamp tax is 1% or 1.5%. And remember that, in a strong-peso year, your dollars buy less in Bariloche than they did in January.
Does the land-law case in Bariloche affect foreign buyers?
Yes, if you are buying land outside the city. On 9 October 2026, the Supreme Court provisionally suspended the repeal of the Rural Land Law (Ley 26.737) that DNU 70/2023 had made. The case, brought by the group Árbol de Pie, goes back to the federal court in Bariloche, which must now rule on it.
Until then, the old limits apply again: foreigners can own at most 15% of rural land at national, provincial and department level, with extra limits near certain lakes, rivers and border areas. Bariloche is close to the Chilean border, and some parcels also fall under border security-zone rules (Decree-Law 15.385), which can require prior authorization.
An apartment in Centro or a house on an urban lot is not rural land, so this does not change most purchases. But for a chacra, a large lot on the edge of town or a lakefront parcel, ask the notary to confirm the parcel's classification and border-zone status before you pay a deposit.
Our methodology
This article estimates what homes cost in Bariloche in October 2026: median prices by type and bedroom count, price per square meter by neighborhood, how listing prices compare with real sales, buying costs and what different budgets buy.
Prices come from listing portals, since no official closed-sale index exists for Bariloche. We used TuLugar (about 5,000 sale listings, data at 22 October 2026) as the main source for medians, the Roomix Index for the 12-month change, and PubliqueInmuebles and Mudafy as cross-checks. Mudafy also gave the negotiated discount on tracked sales. Buenos Aires closing and asking indices (RE/MAX-UCEMA-Reporte Inmobiliario, Zonaprop) and IDECBA new-versus-used data served as comparisons.
Buying costs come from the 2026 Río Negro stamp-duty schedule and standard Argentine notary, registry and agent fees. The land-law update comes from Chequeado's coverage of the 9 October 2026 Supreme Court decision, and inflation from INDEC.
We checked these figures in October 2026. Peso amounts are converted at about ARS 1,550 per US dollar (official and MEP rates were within 1% of each other on 22 October 2026, the blue rate about ARS 1,570), and euro amounts at about ARS 1,740 per euro.
Where we had no direct figure, such as the new-build premium, renovation costs or price ranges for Playa Bonita, Llao Llao and Lago Gutiérrez, we give rounded ranges from comparing listings and say so. All portal figures are asking prices, which usually sit above final sale prices.
Key sources used for this analysis include TuLugar, Roomix Index, PubliqueInmuebles, Mudafy, Properstar, MercadoLibre Inmuebles, Zonaprop, Argenprop, Río Negro stamp-duty schedule 2026, Chequeado, INDEC, BCRA, Municipalidad de Bariloche tourism statistics, Bariloche Construye and CARN.
