What a notary does for you in Colombia
In Colombia, the notary is a public official who reads and signs the deed (escritura pública) with you and the seller. The deed is then recorded at the property registry. Checking the title is usually your lawyer's job.
Many notaries in Colombia work in Spanish only. Ask if they work with a certified translator.
